General Services Administration (GSA) seeks to lease the following space: State: California City: Redlands Delineated Area: North - by City of San Bernadino and north of Hwy 210 and city of Mentone to Interstate 10. East - by the City of Yucaipa, City of Calimesa, City of Beaumont. South - from the City of Beaumont, Hwy 60, to the City of Edgemont to include the Riverside Airport commercial industrial area. West - west of City of Riverside following Hwy 91 north to the City of Grand Terrace, City of Colton up to the City of Verdemont. Minimum Sq. Ft. (ABOA): 7,865 (3,921 ABOA SF Office; 3,644 ABOA SF Warehouse; 300 ABOA SF Lab) Maximum Sq. Ft. (ABOA): 8,258 (4,117 ABOA SF Office; 3,826 ABOA SF Warehouse; 315 ABOA SF Lab) Space Type: Office, Lab, Warehouse and Wareyard Parking Spaces (Total): 9 Parking Spaces (Surface): 0 Parking Spaces (Structured): 2 Parking Spaces (Reserved): 7 (with 6 fenced) Full Term: 20 years, with termination rights after 120 days Firm Term: 10 years Additional Requirements: Easy access to interstates or major thoroughfares acceptable to the LCO. The warehouse shall have a minimum clear or working ceiling height of 16 feet clear. The warehouse shall have at least one (1) roll-up door, 12' wide x 16' high minimum. One (1) side-hinged personnel door with a minimum opening of 36 inches by 80 inches. 24-hour access to the facility is required. 3,300 SF of fenced paved or gravel wareyard located within 100 feet of the office space with minimum 6� high security fence with an approximately 15� gated opening to secure 11 Government owned vehicles. All roads leading to the site, on which the space is located, as well as the driveways, parking, and wareyard areas for the space must be concrete with minimum load of 150 lbs/sq ft. A modern professional appearance and good site circulation acceptable to the LCO. Space and site layout typically provides for professional office environment at the front of the facility/site with light industrial space (warehouse, garage roll up door access, secure fenced wareyard for vehicle/equipment storage) toward the rear or side of the facility in order to maintain a professional and attractive appearance. The building site must accommodate good, safe, vehicular access and circulation throughout for large vehicles and vehicles pulling trailers acceptable to the LCO. The site should be level with the wareyard located to the rear or side of the facility for professional aesthetic purposes. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). The U.S. Government currently occupies office and related space in a building under a lease in Redlands, CA, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
