Description

The Department of Veterans Affairs (VA) seeks to lease the following space: City, State: Gainesville, Florida Delineated Area: North: NE 39 Avenue, South: SW 16th Avenue, East: State Road No. 24, West: Interstate 75 Minimum Sq. Ft.: 6,078 NUSF/ 6,989 RSF Maximum Sq. Ft.: 7,000 NUSF / 8,050 RSF Space Type: Office Parking Spaces (Total): 20 total (with designated Americans with Disabilities Act (ADA) compliant spaces) Full Term: 5 years total (2 years firm, 3 years soft) Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully services lease is required. Offered space shall not be in the 1% annual chance floodplain (formerly referred to as 1000-year floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR)). The U.S. Government currently occupies office space under a lease in Gainesville, Florida for 6,989 Rentable Square Feet (RSF) expiring March 31, 2027. The Government will consider alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Space must be handicapped accessible, (ADA compliant), with 20 on-site parking spaces. Interested offerors, (owners, brokers, or their legal representatives) should submit specific information concerning their properties, photos, general layout of the space offered, location of the space, and approximate price-per-square-foot. NOTE: In accordance with 41CFR �102-73.55, Federal agencies must acquire leases on the most favorable basis to the Federal Government, with due consideration to maintenance and operational efficiency, and at charges consistent with prevailing market rates for comparable facilities in the community. NOTE: Respondents are advised that the VA assumes no responsibility to award a lease based on the responses to this advertisement. VA will not pay commissions. Offerors are responsible for any costs associated with providing proposals to the Government. VA is only gathering market research information at this point and will only consider proposals from owners, landlords, lessors, or their legal representatives when actual proposals/offers are sought via solicitation as a result of this market research. NOTE: This advertisement is not a solicitation for offers, nor is it a request for proposals. A Request for Lease Proposal (RLP) may be issued by the Department of Veterans Affairs at a later date.
