Description

Expression of Interest UT-Battelle, LLC (UT-B) is the Managing and Operating Contractor for the Oak Ridge National Laboratory (ORNL) and is issuing this Expression of Interest (EOI) to conduct market research in an effort to identify parties with an interest in partnering with UT-B to replace aging facilities and to provide additional space for new and expanding programs in or around the vicinity of Oak Ridge, Tennessee. UT-B may seek to secure space that meets the requirements outlined as follows: Overview: This lease outlines requirements for industrial warehouse space, with comprehensive standards for design, construction, accessibility and safety. The Lessor is fully responsible for ensuring compliance with all federal, state, and local codes throughout the lease term. Property location must reside in the delimited area within 10 miles of the Oak Ridge National Laboratory. Key Requirements: 1. General Construction & Certification All construction must be performed by skilled labor and is subject to on-site inspection by the Company. The Lessor must obtain a valid occupancy permit and provide pre-occupancy certification from a Tennessee-licensed architect/engineer verifying full compliance with applicable building, fire, life safety, and accessibility codes (ADAAG / 28 CFR Part 36). 2. Space Specifications Industrial Warehouse Space: Must provide between 50,000 and 55,000 net usable square feet, suitable for handling, sorting, and storing property and equipment Floor Load Capacity: 500 lbs./sq. ft. minimum in warehouse areas. Loading Dock: Bridges safely between the dock and truck bed Supports a loaded forklift (25,000 lbs capacity or higher) Adjusts to standard trailer heights Is in good working condition with no damage or leaks 3. Accessibility & Efficiency All space and facilities must be fully ADA-compliant. Parking must meet local code and include accessible spaces. 4. Energy & Environmental Standards Buildings must comply with energy efficiency requirements per 10 CFR Part 435. Indoor air quality must meet OSHA and EPA standards. 5. Building Systems HVAC, electrical, and plumbing systems must support 24/7 operational needs. Fire protection systems must conform to NFPA standards. 6. Amenities & Fixtures Restrooms (ADA-compliant), must be provided. 7. Maintenance & Services Maintenance records must be available to the Company. 8. Security Facility must have card-based access control and intrusion alarms. Alarm systems must be connected to local law enforcement. 9. Documentation Within 45 days of occupancy, Lessor must deliver full as-built drawings. 10. Compliance The property must adhere to OSHA, NFPA, ADAAG, and other applicable regulations.
