Description
General Services Administration (GSA) seeks to lease the following space: State: Virginia City: Charlottesville Delineated Area: Point of Beginning: Intersection of Rivanna River and Route 29. Southeast on Rivanna River to Richmond Road. Southeast on Richmond Road to I-64. West on I-64 to Ivy Creek. Northeast on Ivy Creek to South Fork Rivanna River Reservoir. Northeast on South Fork Rivanna Rover Reservoir to Rivanna River. East on Rivanna River to intersection with Route 29. Minimum Sq. Ft. (ABOA): 3,123 ABOA SF Maximum Sq. Ft. (ABOA): 3,280 ABOA SF Space Type: Office and related space Parking Spaces: Ten (10) reserved, secured parking spaces (see Additional Requirements below for details) Full Term: 15 Years Firm Term: 10 Years Option Term: NA Additional Requirements: 1. Contiguous space on one floor is required. 2. Offered Building entrances/exits cannot be located within 1000 walkable feet of certain locations, which include but are not limited to a. A drug-free zone b. Schools 3. Ten (10) onsite, reserved, secured parking spaces. a. Secured Structured Parking is defined as a partially or fully enclosed parking area that resides within a building or as a stand-alone parking structure. The garage must be access controlled and parking spaces must be marked �Reserved.� b. Secured Surface Parking: Secure outside surface parking may be considered. The parking must be able to be access-controlled and/or a fence may be required. 4. Cannot be collocated with the following entities a. Agencies providing probation and/or parole services b. Agencies providing drug abuse counseling/rehabilitation programs c. Agencies providing social services d. Residential units 5. Offered buildings/properties are subject to a risk/vulnerability assessment. The outcome of the assessment may result in the building not being considered. separate entrance. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year�] floodplain) Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
