Description
1. Description: This is a Sources Sought Notice and is issued solely for market research and planning purposes to identify potential sources capable of providing the construction needs for a Design-Build (DB) contract to execute a complete roof replacement for Section A of Building 1130 (highlighted in the Condition Assessment Report) at Shaw AFB. The contractor shall provide all design, engineering, labor, materials, equipment, and supervision necessary to: a) Completely demolish the existing roofing system down to the structural concrete deck to include the elevator shaft roof. b) Repair the spalls and cracks on the existing concrete deck. Prepare the concrete deck with a new air & vapor barrier and insulation board for a standing seam metal roofing retro fit/hugger system. c) Design and install a new, fully compliant, Single Sloped Hydrostatic Standing Seam Metal Roofing hugger system incorporating an adequate slope to ensure positive water drainage/flow. The slope of the new SSMR will be directed to the back of the building. The height of the new SSMR must not be higher than the existing front building�s parapet wall height primarily to maintain the overall aesthetic of the building�s front. Demolish all parapet wall in the rear building area to incorporate a new external drainage system at the rear of the building. All existing drainage and appurtenances of the building is to be sealed and removed. d) Design and install a new, 2-ply, cold-applied SBS Modified Bitumen roofing system, complete with new insulation for the elevator shaft. The system shall be drained via new scuppers designed to discharge water onto the new main standing seam metal roof. e) Engineer and execute a comprehensive redesign of the drainage system, demolishing the 25 existing internal drains, in its entirety. The new external drainage system will be located at the back of the building. The sizing of the gutters, downspouts and tie-in locations to the storm drains must be designed to handle the massive volume and velocity of water from a 100-year storm event impacting the entirety of the new roof. f) Demolish the existing penthouse roof access. Demolish all existing access past the floor below the roof as these appurtenances are no longer required. Provide all necessary renovations and additions to structurally frame and fill the opening left from the penthouse demolition. Provide all necessary renovations and additions to retain stairway functions, fire rating and overall operations after transformation (drop down ceiling, lights, fire protection system etc). g) Remove and replace all metal coping on all the remaining parapet walls, including the elevator shaft. h) Extend existing vents, roof curbs, ducts and other penetrations as required and flash properly. i) Install a new Horizontal Lifeline System / Fall Protection System. j) Ensure all work complies with the Unified Facilities Criteria (UFC), UFC 3-110-03 Roofing, the Shaw AFB Design and Construction Guide, and all attached specifications. k) Accomplish the work while omitting/minimizing operational impact on the fully functional, 24/7 mission-critical B1130 facility. 2.
