Description
General Services Administration (GSA) seeks to lease the following space: State: Florida City: Tampa Delineated Area: North: From the intersection of SR 589/Veterans Expressway and SR 568, proceed east on SR 568 until its intersection with SR 597. Proceed south on SR 597 until its intersection with Van Dyke Road. Proceed east on Van Dyke Road until its intersection with Simmons Road. Proceed south on Simmons Road until its intersection with Crenshaw Lake Road. Proceed east on Crenshaw Lake Road until its intersection with U.S. 41/N. Nebraska Avenue. East and South: Proceed south on U.S. 41 until its intersection with Interstate 275. Proceed south and then west on I-275 until its intersection with SR 60/Veterans Expressway. West: Proceed north on SR 60 and continue north onto SR 589 until its intersection with SR 568. Minimum Sq. Ft. (ABOA): 25,248 Maximum Sq. Ft. (ABOA): 26,510 Space Type: Office and related use Parking Spaces (Total): Per local code plus 3 reserved spaces Parking Spaces (Reserved): Three (3) Full Term: 15 Years Firm Term: 10 Years Additional Requirements: Offered space must be contiguous on a single floor. Offered building�s entrance must be within 2,640 walkable linear feet from a bus stop. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain). The U.S. Government currently occupies office and related space in a building under a lease in Tampa, FL, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). Expressions of interest must include the following: Building name and address; Contact information and e-mail address of offeror�s representative; ABOA SF and rentable square feet available (identifying the specific floors and square footage on each, with Common Area Factor) and its condition (shell or built-out); Asking full-service rental rate per ABOA SF and RSF inclusive of a standard GSA warm-lit shell, a tenant improvement allowance of $64.65/ABOA SF for alternative locations and $24.75/ABOA SF for the incumbent location, and a BSAC allowance of $12.00/ABOA SF for alternative locations and $0.00/ABOA SF for the incumbent location; Operating costs per ABOA SF and RSF included in the full-service rates; A description of additional tenant concessions offered, if any; Date building will be ready for commencement of tenant improvements; Evidence that the offered space will meet the other specific requirements identified herein; and Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government.
