Description
General Services Administration (GSA) seeks to lease the following space: State: North Carolina City: Wilmington Delineated Area: North: From the intersection of Castle Hayne Road and Interstate 140, proceed east on I-140 until its intersection with US 17/Market Street. East: Proceed south on US 17/Market Street until it turns into US 17/Oleander Drive intersection with Greenville Loop Road. Proceed south on Greenville Loop Road and continue west as it turns into Pine Grove Drive. Proceed west on Pine Grove Drive until its intersection with US 17/Oleander Drive. Proceed west on Oleander Drive until its intersection with College Road. Proceed south on College Road and continue onto Carolina Beach Road until its intersection with Sanders Road. South: Proceed west on Sanders Road until its intersection with River Road. West: Proceed north on River Road until its intersection with Shipyard Boulevard. Proceed east on Shipyard Boulevard until its intersection with Burnett Boulevard. Proceed north on Burnett Boulevard until its intersection with S. Front Street. Proceed north on S. Front Street and continue onto N. Front Street until its intersection with N. 3rd Street. Proceed north on N. 3rd Street until its intersection with U.S. 74/Martin Luther King Jr. Highway. Proceed north on Martin Luther King Jr. Highway until its intersection with Castle Hayne Road. Proceed north on Castle Hayne Road until its intersection with I-140. Minimum Sq. Ft. (ABOA): 36,284 Maximum Sq. Ft. (ABOA): 39,912 Space Type: Office and related space Parking Spaces (Total): Per local code plus 52 reserved spaces Parking Spaces (Surface): 52 reserved spaces Full Term: 20 years Firm Term: 15 years Option Term: N/A Additional Requirements: Offered space must be presented in three blocks: 21,838 ABOA SF (�Block A�) 8,867 ABOA SF (�Block B�) 5,579 ABOA SF (�Block C�) Each offered block must be contiguous on a single floor. The offered blocks must be on the same or contiguous floors. Offered building and exterior area must provide or have the ability to provide an enclosed sallyport. Offered building must provide a reserved elevator with direct access to any space offered above the ground floor.. Offered property must have the ability to provide secure fencing for 52 reserved parking spaces. Offered buildings/properties are subject to a risk/vulnerability assessment. The outcome of the assessment may result in the building not being technically compliant. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as the �100-year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). Interested parties are hereby notified that the Government has set a rent cap of $44.84 per RSF on this requirement for all offerors. Please reference Project No. 0NC2145-1 when submitting Expressions of Interest. Submissions must include: Building name and address; Contact information and e-mail address of offeror�s representative; Floor plans that identify ABOA SF and RSF available, identifying the specific floors and square footage on each; Site plan that identifies the available parking; Asking full-service rental rate per ABOA SF and RSF, inclusive of a standard GSA warm-lit shell, tenant improvement allowance of $54.93 per ABOA SF, and a BSAC allowance of $25.00 per ABOA SF; Date building will be ready for commencement of tenant improvements; Evidence that the offered space will meet the other specific requirements identified herein; Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government; and In cases where an agent is representing multiple ownership entities, broker must provide written acknowledgement/permission to represent multiple interested parties for the same submission.
