Description
General Services Administration (GSA) seeks to lease the following space: State: South Dakota City: Sioux Falls Delineated Area: North: Interstate 90 West: Interstate 29 South: Interstate 229 East: Interstate 229 Minimum Sq. Ft. (ABOA): 4,939 Maximum Sq. Ft. (ABOA): 5,244 Space Type: Office Parking Spaces (Total): 18 Parking Spaces (Surface): 12 Parking Spaces (Structured): 6 Full Term: 15 Firm Term: 10 Additional Requirements: The following are criteria that eliminate buildings from consideration for new space: The office space, in a shared multistory building, is on or below the first floor. The office space, in a shared multistory building, is on the top floor and rooftop access is located within the Government�s space. The building houses immigration, probation, public defenders and/or social services offices and does not have a separate entrance, elevator and parking facility for Government personnel and visitors. The only available office space in a proposed building has immigration, probation, public defenders, and/or social services offices on the same floor. The office space is inside a shopping mall or shopping center. The building houses daycare facilities, abortion clinics, mental health clinics and/or drug rehabilitation clinics. There is public parking underneath or within the building and/or there is metered or public parking directly in front, behind or next to the building (as determined by the LCO). The building is less than 1,000 feet from schools, hospitals, prisons, abortion clinics, mental health clinics and/or day care facilities. The building resides in a crime statistical area that is 10 times greater than the National average. Secured parking for Government official vehicles, either onsite or adjacent to the building site is not available (as determined by the LCO). Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Expressions of interest must include the following information: � Address and location of the building or site being offered � ANSI/BOMA office area-(ABOA) square feet to be offered � Building or site ownership information � Evidence describing compliance with each unique requirement listed above in �Additional Requirements.� Interested respondents may include owners and representatives with the exclusive right to represent owners. Representatives of owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the owner with their response to this advertisement. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
