Advertisement GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: TX City: Houston Delineated Area: North: Starting at the intersection of Holzwarth Rd. and SH-99 to I-69 and Highway 494 East: Highway 494 to I-69 to TX-8 Beltway South: TX-8 Beltway to Elia Blvd. West: Elia Blvd. to Rankin Rd. to Kuykendahl Rd. to Elia Blvd. to Cypress Creek Pkwy. to Kuykendahl Rd. to Cypresswood Dr. to Holzwarth Rd. Minimum Sq. Ft. (ABOA): 35,599 Maximum Sq. Ft. (ABOA): 36,700 Space Type: Office Parking Spaces (Total): 214 Parking Spaces (Surface or Structured): 214 Parking Spaces (Reserved): 15 reserved and secured for Government Owned Vehicles (GOVs) Full Term: 180 months (15 years) Firm Term: 96 months (8 years) Option Term: N/A Additional Requirements: No below grade space will be considered. 214 structured/inside or surface/outside parking spaces (including the 15 reserved parking spaces) must be located on-site or within a 1 block walkable radius of the offered site. Proximity to Education Facilities: Properties should avoid direct adjacency to K-12 education facilities (e.g., elementary schools, middle schools, high schools, and associated playgrounds/athletic fields). Direct adjacency to, or shared primary vehicular or pedestrian access routes with, any K-12 education facility is strictly prohibited. Proximity to Retail Centers: Properties shall not be located within one-quarter (�) miles of major retail anchor stores (e.g., large department stores, big-box retailers, or grocery stores acting as primary anchors) that generate significant public pedestrian and vehicular traffic directly impacting the proposed site. Establishments directly surrounded by adult entertainment areas (e.g., adult novelty stores, adult entertainment venues, night clubs, dispensaries) or alcohol sales (e.g., stand-alone liquor stores, drinking establishments) are strictly prohibited. Proximity to Residential Areas: Properties should avoid direct adjacency to, or direct line of sight into primary residential structures (e.g., single-family homes, low-rise apartment buildings, townhomes) without significant natural or built buffers (e.g., major roadways, parkland, substantial commercial development). Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
