Notice of Award Project: Department of Veterans Affairs PACT Act Lease in Baton Rouge, LA Classification Code: X NAICS Code: 531120 Set Aside: Open Market Lease Award Date: January 30, 2026 This serves as notice that the Department of Veterans Affairs (VA) has accepted an offer, pursuant to RLP No. 36C10F23R0027, to lease 105,076 ANSI/BOMA Occupant Area square feet (ABOA SF), approximately 112,241 Rentable Square Feet (RSF) of Clinical Space and 600 parking spaces for a 20-year firm term at 8300-8400 Pecue Lane, Baton Rouge, LA 70809 for the Baton Rouge, LA Outpatient Clinic (OPC). The Lease has been awarded to the following Lessor: Guardian Development Group LLC 422 S. Alkire Street Lakewood, CO 80228-2502 The commencement date of this Lease, along with any applicable termination and renewal rights, shall be more specifically set forth in a Lease Amendment upon substantial completion and acceptance of the Space by the Government. Total Lease Contract Value (TLCV)*: $190,761,663.72 Note: The Total Lease Contract Value (TLCV) recited herein is the entire lease award amount at initial award, including the dollar value of option periods, if applicable, plus any lump-sum and/or amortized tenant improvement costs reflected in the rent schedule. Lump-sum tenant improvement costs based on allowances and definitized post-award/post-design are computed based on the lease ABOA SF and allowance value.
