Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: New York City: Poughkeepsie Delineated Area: Northern Boundary: East on Dutchess Ave at N Water St to Hoffman St, continuing on Route 9 North to Fulton St, Fulton St east to Buckingham Ave. Eastern Boundary: South on Buckingham Ave, continuing on Clinton St through Parker Ave south to Hooker Ave, to Wilbur Blvd to Spackenkill Rd. Southern Boundary: West on Spackenkill Rd at Wilbur Blvd to IBM Rd to River Edge Dr. Western Boundary: North on River Edge Dr at IBM Rd to Route 9, West on Phoenix St, North on the service road, to Fox St, to Route 9, West on Pine St, North on Rinaldi Blvd, West on Main St, North on N Water St to Dutchess Ave. Minimum Sq. Ft. (ABOA): 14,522 Maximum Sq. Ft. (ABOA): 15,248 Space Type: Office Parking Spaces (Total): 3 Parking Spaces (Surface or Structured): 3 Secured Parking Spaces Full Term: 180 months Firm Term: 120 months Option Term: One (1) 60 month Additional Requirements: - Cannot be located near drug clinics or any establishment that may enable loitering near the premises. - Cannot be collocated with a childcare or related facility. - Cannot be located in a Government owned facility. - Parking for staff and visitors shall be available onsite. - Column free space will be required in a portion of the offered premises. - Building must be able to meet FSL III Security Rating. - Space offered on the first floor will be considered on a case by case basis, subject to the building�s ability to meet the ISC security requirements. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
