Ft. (ABOA): 3109 ABOA SF Maximum Sq. Ft. (ABOA): 3109 ABOA SF Space Type: Office Space, Parking Spaces (Total): 8 Parking Spaces (Surface): 8 Parking Spaces (Structured/Secured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: The following exceptions apply to the subject requirement: ? 464.4 USF for the taxpayer waiting area within the Taxpayer Assistance Center (TAC) will be classified as concentrated assembly with an occupant load of 7 USF/person. ? 348 USF for the conference and meeting rooms within the General Office will be classified as assembly occupancy with an occupant load of 15 USF/person. ? 208.8 USF for the conference and meetings rooms within CI. Equipment in the MDF Room will typically range from 50- 200 lbs. per square foot (see IRS Facilities Standards, Chapter 10 for Requirements). ? TAC Office has 500 lbs. Safe (25x20x28) The offered premises must be within the defined delineated area referenced above and must meet Government requirements for fire safety, accessibility (Architectural Barriers Act Accessibility Standard), seismic and sustainability (Environmental Independent Security Act) standards per the terms of the Lease. The proposed leased space should be fully serviced. Offered space shall not be in the 100 flood plain.
