Description

General Services Administration (GSA) seeks to lease the following space: State / State: Washington, DC Delineated Area: Washington, DC Central Employment Area (CEA) (See attached Map) Minimum Sq. Ft. (ABOA SF): 115,429 Maximum Sq. Ft. (ABOA SF): 121,200 Maximum Sq. Ft. (RSF): 138,515 Space Type: Office and related space Parking Spaces (Total): N/A Parking Spaces (Surface): N/A Parking Spaces (Structured): N/A Parking Spaces (Reserved): N/A Full Term: 20 Years Firm Term: 15 Years Option Term: N/A Additional Requirements: The offered building must have the ability to accommodate ISC Level III Security Requirements. (See FSL Level III requirements) The offered space must be contiguous, with the exception of the large-part breakdown space referenced below. The large-part breakdown space shall be approximately 3,330 ABOA SF with a minimum 11� 0� clear ceiling height. A portion of this large-part breakdown space, approximately 60� long x 25� wide x 11� clear ceiling height, shall be sufficient to accommodate a 2000 lb capacity bridge crane (42� long x 23� 6� wide x 10� high) and shall have an 8� thick slab on grade or be capable of having suitable footings installed to meet structural engineering requirements for the crane. The offered building�s loading dock facilities shall be able to accommodate a crate of maximum dimensions 50 in. wide x 80 in. high x 96 in. long to be unloaded from a truck and delivered to the large-part breakdown space using a sit-down powered industrial truck. All spaces between the loading dock and the large-part breakdown space must have a minimum clear height of 7� 0�. The loading dock and the large-part breakdown space shall be within 300 feet of each other. The offered building must have a loading dock with a height of 42 inches or have the capacity to adjust the height (e.g dock leveler) capable of accommodating a 48 foot semi-trailer. The loading dock receiving area requires clear space adequate for a forklift turning radius and movement of crates with maximum dimensions 50 in. wide x 80 in. high x 96 in. long. Approximately 17,818 ABOA SF of the space will be used as a laboratory. At least 6,000 square feet of the laboratory space must have a floor rated to a 5,000 lb. concentrated load. The laboratory space shall have a minimum finished ceiling height of 8�3� clear. The laboratory space must be within 300 feet of the freight elevator and capable of moving and accommodating a crate 50� wide x 80� tall x 50� long, weighing 5000 lbs maximum. The freight elevator shall be within 300 feet from the loading dock. The path of travel from the loading dock to the freight elevator should be able to accommodate pallets carrying crates with maximum dimensions of 50 inches wide, 80 inches high and 50 inches long. The freight elevator and passageway from loading dock to freight elevator must be able to accommodate pallet jacks and loaded pallets. Approximately 11,600 ABOA Square feet of space will be designated as multipurpose space. Approximately 7600 ABOA square feet of this space shall be free of or have a limited number of columns to ensure the space can be designed with unobstructed sightlines. Not all minimum requirements are reflected in this advertisement. Offered space must meet all requirements outlined in this advertisement as well as comply with the performance standards set forth in the Lease which include but is not limited to requirements for fire safety and accessibility standards. A fully serviced lease is required. Offered space shall not be in the 1 percent-annual chance floodplain. Subleases will not be considered.
