General Services Administration (GSA) seeks to lease the following space: State: Oregon City: Portland Delineated Area: North: Columbia River at I-5 to NE 185th Dr. East: NE 185th Dr to Sandy Blvd to NE 181st Ave to SE 181st Ave to SE 182nd Ave to SE Powell Blvd to SE 174th Ave to SE Jenne Rd to SE Foster Rd to SE 172nd Ave to the Clackamas Hwy to the Clackamas River at Carver Bridge. South: Clackamas River at Carver Bridge to Hwy 99E West: Hwy 99E to SE Caruthers St to SE Water Ave to SE Hawthorne Blvd to I-5 to Columbia River. Minimum Sq. Ft. (ABOA): 22,480 Maximum Sq. Ft. (ABOA): 23,604 Space Type: Office, Warehouse, Yard Space, Laboratory Yard Space: 23,660 SF Parking Spaces (Surface): Total 41 (within the yard space) 28 standard vehicles (9� wide by 18� long). 12 oversized (12� wide by 24� long) 1 covered Parking Spaces (Non-Reserved): 10 in addition to ADA parking Full Term: 20 years Firm Term: 15 years Additional Requirements: Yard space must support up to 14,000 LBS utility vehicles with 36-foot trailers (60-foot turning radius). The turning radius must be clear of the 41 parked vehicles and 2,000 SF of dedicated space for material staging and equipment storage. In lieu of the turning radius, a pull through equivalent may be accepted. In addition, alternative solutions to the turn radius and pull through equivalent will be considered. One ground-level roll-up door (16� W x 13� H). 16� clear height in the warehouse. Minimum column spacing of 30�. Yard must be secured by a controlled access gate. Building must support Laboratory infrastructure, including dedicated HVAC for fume hood venting, specialized ventilation for a Battery Storage Room with hydrogen alarms, and plumbing for acid-neutralizing catch basins and emergency eyewash/shower stations. Properties inside the Portland Harbor Superfund Site are not permitted. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
