Presolicitation Notice/Advertisement GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: FL City: Ft. Myers Delineated Area: Starting at the intersection of Colonial Blvd and McGregor Blvd, travel east on Colonial Blvd to State Road 82. Proceed southeast on State Road 82 to Daniels Parkway. Go southwest on Daniels Parkway to I-75. Continue south on I-75 to Alico Road. Proceed west on Alico Rd to S. Tamiami Trail. Travel north on S. Tamiami Trail to Gladiolus Drive. Continue west on Gladiolus Drive to McGregor Blvd. Travel north on McGregor Blvd to the intersection of Colonial Blvd and McGregor Blvd. Required Sq. Ft. (ABOA): 8,806 Space Type: Office Parking Spaces (Total): 16 Reserved, Secured, and Gated Parking Spaces Full Term: 10 Years Firm Term: 3 Years Additional Requirements: General Building/Space Condition Offered space must be contiguous on a single floor. Space must be located on the 2nd story, or higher. Agency will accept 1st floor space under the following circumstances: Agency is the sole tenant and there is a 20� setback (A fence meeting agency�s specifications may be required). Office Space Requirements/Prohibited Uses: The following entities must not be collocated with agency space: Federal, State, and local agencies whose primary clientele are involved in or have ties to criminal elements. Private firms whose primary clientele are involved in or have ties to criminal elements. Agencies providing probation and/or parole services. Agencies providing drug abuse counseling/rehabilitation programs. Agencies providing social services. Halfway houses and residential units. Offered buildings and offered space will be evaluated by the agency�s security team to confirm acceptability. A fully serviced lease is required. Normal Hours of Operation: 8:00 AM � 5:30 PM M-F; offered space must be accessible 24/7. Not all minimum requirements are reflected in this advertisement. Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including, but not limited to, the Agency Specific Requirements and Facility Security Level III requirements by the occupancy date per the terms of the Lease. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). The U.S. Government currently occupies office and related space in a building under a lease in Fort Myers, FL, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: Expressions of interest must include the following: Building name and address; Contact information and e-mail address of offeror�s representative; ABOA SF and rentable square feet available (identifying the specific floors and square footage on each, with Common Area Factor) and its condition (shell or built-out, and if so for whom); Asking full-service rental rate per ABOA SF and RSF inclusive of a standard GSA warm-lit shell. Offerors other than the incumbent lessor should include a tenant improvement allowance of $54.93/ABOA SF, and a BSAC allowance of $25.00/ABOA SF; Operating costs per ABOA SF and RSF included in the full-service rates; A description of additional tenant concessions offered, if any; Date building will be ready for commencement of tenant improvements; Evidence that the offered space will meet the other specific requirements identified herein; and Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government.
