Oklahoma Ave, Hwy 4, N Indiana Ave, Hwy 48, Hwy 550, Paredes Line Rd, Hwy 100, Olmito North Rd, 1561 N Sam Houston Blvd, W Colorado St and Combes Rio Hondo Rd. � South - Hwy 281/Military Hwy, Hwy 69 E, East University Blvd, Calle Milpa Verde, Monsees Rd, Paloma Blanca Dr and Southmost Rd. � West - Bass Blvd, Jim Bowie Rd and Rd 506 Minimum Sq. Ft. (ABOA): 14,568 Maximum Sq. Ft. (ABOA): 14,668 Space Type: Flex (Office 6,138 / Warehouse 4,630 / Hangar 3,800) Parking Spaces (Total): 41 Parking Spaces (Surface): 41 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 41 Full Term: 17 years Firm Term: 15 years Option Term: N/A Additional Requirements: Office Space: � Facilities must be accessible to staff24 hours a day, 7 days a week, 365 days a year. � The space must be located on the second story, or higher, except for first floor spaces that meets the following requirements: o Space for sole tenant o Office building setback from is a 20' setback (additional fencing 06/2025 requirements may be required) � Space must not be located above a drive through. � Building must have a secure method of entry. � Cannot be collocated with the following entities: o Federal, State, and local agencies whose primary clientele are involved in or have ties to criminal elements. o Private firms whose primary clientele are involved in or have ties to criminal elements. o Agencies providing probation and/or parole services o Agencies providing drug abuse counseling/rehabilitation programs o Agencies providing social services o Halfway houses o Residential units � Building entrances/exits cannot be located within close proximity (minimum 1,000 walkable feet) of certain locations, which include but are not limited to: o A Drug-free zone o Schools o Park o Daycare boundaries o Hotels o Shopping areas o Religious centers o Social service centers Warehouse Space: � Warehouse location must provide a 20' ceiling. � Warehouse location must have a minimum 50' (foot) setback from roads and adjacent property lines. � Warehouse location must provide for a minimum turning radius of 40 feet to accommodate 40' tractor trailers. � Dock doors must meet be 10 foot wide by 12 foot high at minimum. � Loading dock area of at least 20x20 � Warehouse must have solid concrete walls at least 8" thick, reinforced with steel rebar or other acceptable steel mesh determined by the agency. Warehouse must not have exterior or interior windows along the perimeter. Hangar shall be located at an airport. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the !-percent-annual chance floodplain (formerly referred to as "100-year" floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NOAA), as implemented by the Federal Acquisition Regulation (FAR).
