U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Austin Delineated Area: North: West Palmer lane, between Mopac expressway and North Lamar. South: West Anderson Lane, between Mopac Expressway and North Lamar. West: Mopac Expressway East: 275- North Lamar Minimum Sq. Ft. (ABOA): 7,324 ABOA SF Maximum Sq. Ft. (ABOA): 7,690 ABOA SF Space Type: Office Parking Spaces (Total): 39 Parking Spaces (Surface): 39 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 Years Firm Term: 5 Years Option Term: N/A Additional Requirements: Contiguous, above-ground space is required. If space is not available on the first floor than the leased space must be located within 200' of the elevators. For effective space utilization, a minimum of 30' (on-center) between structural elements (columns, core, curtain wall, etc.) is required. Additionally, for the efficiency of layout, the following cannot be considered: a. Narrow column spacing; b. Atriums, light wells, or other areas interrupting contiguous spaces; c. Extremely long, narrow runs of space; d. Irregular space configurations; or e. Other unusual building features. Any other configuration must be approved by the GSA Lease Contracting Officer and the tenant agency. Rest rooms shall not be located within tenant space. In addition, the tenant agency cannot/will not pay for construction of restrooms for use by either employees or visitors. See GSA lease for restroom proximity requirements. 39 public parking spaces must be available for visitors within a walkable � mile of the office location. Tenant Agency�s normal hours of operation are 6:00 AM to 6:00 PM Monday - Friday. Leased premises must be location within � mile of walking distance from public transportation. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain). The space will be occupied by a customer-facing agency. Example agencies: SSA, FPD, IRS, VA, EOIR, etc. customers that provide a service to the public. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
