Description
General Services Administration (GSA) seeks to lease the following space: State: Puerto Rico City: Ponce Delineated Area: North: Highway #52 East: Road #506 South: Road #5506 West: Road #10 Minimum Sq. Ft. (ABOA): 212,538 Maximum Sq. Ft. (ABOA): 223,165 Space Type: Warehouse Parking Spaces (Total): 150 Parking Spaces (Surface): 150 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 150 Full Term: 15 Years (180 Months) Firm Term: 10 Years (120 Months) Option Term: N/A Additional Requirements: The proposed location must withstand a CAT 4 hurricane. Minimum ceiling height is 35 feet, with a minimum aisle of 12 feet. A minimum of 5 double docks and a minimum dock height of 11 feet. 7 acres of wareyard area. 50 foot setback from fencing Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain). The Government will consider up to six (6) adjacent buildings for the purpose of consolidating a tenant agency in a campus environment within the Area of Consideration set forth below. See Section 2 of the Lease for applicable ANSI/BOMA standards. To be considered �adjacent�, all offered buildings must have ABAAS compliant main entrances that are no more than 1320 walkable linear feet (�wlf�) apart (i.e., 1/4 mile) from each other, measured along handicap accessible, paved, pedestrian pathways and must not be separated by any public roadways or intervening buildings except for internal circulation driveways and minor site access roads. Offered buildings and parking must be configured in a contiguous campus environment as determined by the LCO in his or her sole discretion. Buildings that are not commonly owned, must be submitted jointly and commonly managed. Offered blocks of space may be located in adjacent buildings. The Government may award separate leases for each offered building or each offered block of space within a building, as applicable. Each lease shall contain substantially the same terms and conditions, except as otherwise stated herein, so that all of the leases taken together will meet all of the requirements of this RLP and Lease. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
