General Services Administration (GSA) seeks to lease the following space: State: Iowa City: Des Moines Delineated Area: North E 1st Street/NW 70th Ave. to NW Beaver Dr. to NW 66th Ave. to SE Corporate Woods Dr. to NE 29th Str. East NE 29th St. to Dean Ave. to E 30th St. to EMLK Jr Pkwy to SE 14th Str./Hwy 69 to E Park Ave. South E Park Ave/Hwy 28 to Railroad Ave to EP True Pkwy to I-35 West I-35 & EP True Pkwy to E 1st St/NW 70th Ave Minimum Sq. Ft. (ABOA): 10,651 Maximum Sq. Ft. (ABOA): 11,184 Space Type: Office Parking Spaces (Total): 15 total, reserved, surface parking spaces are required Parking Spaces (Surface): 15 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 15 Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: Space must be able to offer a minimum of 71 parking spaces for staff and visitors within 0.5 miles of main entrance of facility. Must be within 0.5 miles of variety of moderately priced fast-food or sit-down restaurants. Must be within 0.5 miles of public bus stop. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; or, 2) on an attractively landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development, well maintained, and in consonance with a professional image. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of Interest Submission Requirements: This is not an invitation for bids or a request for proposals. Expressions of interest MUST be submitted in writing and, at a minimum, include the information cited herein. Expressions of interest are welcome only from property owners and/or their authorized representatives. Expressions submitted by anyone other than the owner should include a copy of an agreement authorizing representation. Responses omitting the items below may not be considered: �1. Address of proposed property. �2. Name, address, telephone number, and e-mail address of authorized contact. �3. Name and contact information of the property ownership's legal entity. �4. Written acknowledgement is required from the owner or the owner's agents where an agent represents multiple ownership entities.
